
Oak Manor Apartments (OMA) is at 3944 Oak Street in Florence, Oregon. It is a 1.24-acre site less than 1/4 mile from a transit stop and about a half mile south of the Fred Meyer store. It contains twenty-four units in four 3-story buildings. Six units are one-bedroom, nine are two-bedroom, and nine are three-bedroom.
Six dwelling units are set aside for households earning at or under 30% of area median income. Eighteen units are set aside for households at or under 60% of area median income. View current OHCS income limits for Lane County, Oregon.
The site allows plenty of open space between buildings with 40% of the site landscaped. Amenities include a large shelter with picnic tables, barbecues, and bench seating; a basketball court that doubles as an emergency vehicle turnaround; a grass area; and a nearby greenhouse and twelve raised garden beds. A local master gardener administers a resident gardening program and teaches residents the best practices for growing produce in the Florence area. Local artists have provided one exterior art piece near the entrance to the rental office; and several wall hanging pieces in the rental office.
OMA is a 9% LIHTC project. National Equity Fund is the tax credit investor. Banner Bank is the construction and permanent lender.
OMA was completed in late March 2024 and was fully occupied in June 2024. Meili Construction, Inc. was the general contractor. BDA Architecture and Planning was the project architect. Civil engineering was by Branch Engineering, and structural engineering was by McGee Engineering
