Fisterra Gardens Townhomes (FGT) contains twenty-one dwelling units in five buildings. Six are studio apartments located in Building 5. The remaining fifteen dwelling units in Buildings 1 – 4 are two-story townhomes, consisting of three 1-bedroom, 1½ bath units; ten 2-bedroom, 1½ bath units; and two 3-bedroom, 1½ bath units. The two 3-bedroom units and three of the 2-bedroom units have one-car garages. Surface parking for the rest of the units is provided by a large parking area at the west end of the project and a smaller parking area at the northeast corner of the project.
All twenty-one dwelling units are set aside for households earning at or under 60% of area median income. View current OHCS income limits for Lincoln County, Oregon.
Amenities for each townhome unit include a front yard with a covered porch and a back porch/yard. Common areas on the sunny south side of the project include a large lawn, a ramada with picnic tables and two barbecue grills; two benches; six raised-bed garden plots, and a greenhouse that includes three large raised box planters and assorted gardening tools. The gardening program for tenants is administered by Rose Valentine, who also teaches best practices for raising produce in the Yachats area. Local artist Maeona Urban oil painted a rendering of the FGT which hangs in the rental office. Local artist Michael Guerriero created a sculpture by bending and welding stainless steel rods entitled “Finding Balance” that stands at the central entrance to the sunny south side common area.
Many parties came together to provide the funding necessary to develop FGT. These include a low-income housing tax credit investment fund sponsored by Alliant Capital; construction and permanent loans by Washington Federal; a LIFT loan provided by Oregon Housing and Community Services Department; and a large subordinated loan from OCV funded by grants from Meyer Memorial Trust, The Collins Foundation, The DLW Foundation, The Norton Foundation, and Lincoln County Economic Development.
