OCV History

In 2007, during community meetings on the proposed Fisterra Planned Unit Development (“Fisterra”), Layne Morrill learned of the community’s chronic shortage of low-income housing.  Fisterra committed to include affordable rental housing in its Planned Unit Development.  That commitment led to Fisterra’s sale of a developed site to Cascade Housing Group who developed the twenty-five unit Fisterra Gardens Apartments (FGA) completed in 2009.  FGA is reserved for households with income at or under 60% of area median income.

Our Coastal Village (OCV) was formed on April 7, 2009, and on November 12, 2009, received the IRS determination letter finding OCV is exempt from income tax under section 501(c)(3) of the Internal Revenue Code and is a public charity eligible to receive income-tax deductible charitable contributions under section 170(b)(1)(A)(vi).

From 2010 to 2013 OCV developed its first affordable housing project, Aqua Vista Square Townhomes, consisting of seven units set aside for households earning 80-100% of area median income.

From 2016 to 2019 OCV developed its second affordable housing project, Fisterra Gardens Townhomes (FGT), consisting of twenty-one units set aside for households earning no more than 60% of area median income.

OCV is currently considering other possibilities for affordable housing in Yachats.
